1.5% listing-side commission cap — Partner Agent commission on the listing side of a Clearity-referred sale is capped at 1.5%. The standard 2.5% buyer's agent commission still applies separately, since that's what keeps the listing attractive to agents bringing buyers — so your total commission is typically around 4%, instead of the traditional 5%. The agent is independently licensed through their own brokerage and handles your transaction directly — Clearity does not represent you, hold your funds, or participate in the transaction itself.

What Clearity is

Clearity is an unlicensed software platform and matchmaking tool. We provide self-serve tools, pricing data, document guidance, and — for those who want it — a referral connection to independently licensed Partner Agents.

What Clearity is not

Clearity does not trade in real estate, represent buyers or sellers in a transaction, hold any real estate licence, or act as a brokerage in any capacity. Clearity does not negotiate, set, collect, or distribute commissions or rebates of any kind.

How Partner Agent transactions work

If you choose Full Service, your transaction is handled entirely by an independently licensed Partner Agent through their own brokerage, in accordance with all applicable real estate regulations including TRESA and RECO requirements. Any commission or rebate is arranged directly between the Partner Agent's brokerage and your real estate lawyer, and settled through the Statement of Adjustments at closing — Clearity is not a party to that arrangement and does not handle any transaction funds.

Full Service FAQ

Can I switch to Full Service after I've already started the DIY Toolkit?
Yes. Many users start with the Toolkit and decide partway through that they'd prefer licensed representation. Your pricing data, documents, and listing history carry over to your Partner Agent.
Is the 1.5% commission cap negotiable?
1.5% is the maximum a Partner Agent can charge on the listing side through Clearity's referral program — it's a ceiling, not a fixed rate. The standard 2.5% buyer's agent commission still applies on top of this, since that's what attracts agents to bring buyers to your listing. Some Partner Agents may offer lower listing-side rates depending on your transaction.
Does Clearity get paid by the Partner Agent?
Clearity may receive a referral fee from the Partner Agent's brokerage for the introduction. This fee is entirely separate from, and does not reduce, your commission cap or rebate — and it is not paid by you.
